Rental Terms & Conditions
Please review these Rental Terms & Conditions carefully. Many common questions are addressed on our FAQ page, and our team is happy to assist with any additional questions prior to booking. We look forward to hosting your stay.
Reservation & Rental Agreement
Upon making a reservation, ALBVR will email you a Rental Agreement. The agreement must be reviewed and signed within seven (7) days, or within twenty-four (24) hours if the reservation is made during the same week as arrival. Failure to sign within the required timeframe may result in cancellation.
Guests are responsible for confirming the accuracy of reservation dates and unit selection. Please review your confirmation immediately and notify ALBVR of any corrections. If no corrections are requested, the reservation will be deemed accurate. Receipt of these Terms constitutes acknowledgment that you have read, understand, and agree to all Rental Terms & Conditions.
Rental Payment
The total cost of your stay will be automatically charged to the credit card on file 61 days prior to arrival. Reservations made 61 days or fewer before arrival require full payment at the time of booking. Payment must be made by credit card; checks are not accepted.
Cancellations & Rescheduling
A minimum of 61 days’ notice is required to cancel or reschedule a reservation.
- 60 days or fewer before arrival: All rent, taxes, and fees are non-refundable, regardless of circumstance (including illness, accidents, or weather).
- 61+ days before arrival: The reservation will be canceled with no charges incurred.
No refunds are issued for late arrival, early departure, or unused nights. The same cancellation rules apply to date changes or property changes.
Travel insurance is strongly recommended and must be purchased prior to paying in full. Once payment is made in full, travel insurance may not be added.
Hurricane & Weather Policy
ALBVR strongly recommends purchasing travel insurance for stays during hurricane season (June–November). Travel insurance issued through CSA supersedes all ALBVR weather-related policies.
Without travel insurance, no refunds will be issued unless a mandatory evacuation order is issued for the property’s location. In such cases, refunds will be prorated based on the unused portion of the stay.
Travel Insurance
CSA Vacation Rental Insurance is available through ALBVR and covers cancellation, interruption, travel delay, baggage delay, rental car damage, and certain medical expenses. Coverage is optional but strongly encouraged.
The premium (6.95% of the total reservation cost) is non-refundable and non-transferable. If insurance is declined, no refunds will be issued within applicable cancellation periods. For claims or questions, contact CSA directly at 1-800-554-9839.
Changes & Property Substitution
Rates, descriptions, furnishings, décor, amenities, and availability are subject to change without notice. No refunds will be issued for owner changes or unavailable amenities.
If the reserved property becomes unavailable (e.g., sale, damage, flooding), ALBVR may substitute a comparable property at the published rate or issue a full refund if no comparable option is available.
Check-In
Check-in begins at 4:00 PM CST (not guaranteed). Housekeeping requirements may delay readiness. Early arrival may be available during slow seasons for an additional fee; early arrival is not available during peak seasons.
Guests must inspect the property upon arrival and report any housekeeping or maintenance issues within three (3) hours. ALBVR must be given a reasonable opportunity to resolve reported issues. Failure to report issues, or refusal to allow corrective action, voids eligibility for refunds or adjustments.
Check-in instructions will be emailed seven (7) days prior to arrival.
Check-Out
Check-out is 10:00 AM CST. Late departures are subject to a $25 fee per 15-minute increment after 10:00 AM.
Occupancy & Age Requirements
Occupancy limits vary by property and must not be exceeded. No house parties are permitted.
- Minimum age to rent: 25 years
- Guests under 25 must be accompanied by a parent
- Identification may be required upon request
Reservations made under false pretenses may result in immediate eviction and forfeiture of all payments.
Damage Waiver
A non-refundable damage waiver is included in your reservation and covers accidental damage up to $1,000. Guests are fully responsible for damage caused by negligence, carelessness, intentional acts, theft, excessive cleaning, smoking violations, or damage exceeding $1,000.
Guest authorizes ALBVR to charge the credit card on file for damages discovered during or within 14 days after departure.
Departure Cleaning
Professional cleaning is provided; however, guests are responsible for:
- Washing and putting away dishes
- Disposing of all trash
- Removing food from refrigerator/freezer
- Leaving beds unmade
- Not leaving wet linens in washers
Linens & Supplies
Linens and towels are provided but not refreshed during the stay. Starter supplies are provided and not replenished. Lost or stolen linens will be charged to the credit card on file.
Keys & Lockouts
Keyless entry is standard. If keys are issued, both sets must be returned, or a $25 per-key replacement fee applies. Lockouts incur a $35 service charge, with higher fees after hours or on holidays.
Parking
Parking availability and fees vary by property and are regulated by the condominium association. Boats, trailers, and RVs are prohibited. Parking is not guaranteed during peak occupancy periods.
Management Rights & Liability
ALBVR reserves the right to:
- Refuse rental or terminate occupancy if guest behavior is detrimental
- Enter the property for inspection, repairs, or management needs
- Enforce all laws and property rules
Guests assume all risk and liability for themselves and their party. ALBVR and property owners are not responsible for injury, accidents, or loss of personal property.
Assumption of Risk & Release
Guest knowingly and voluntarily assumes all risks associated with occupancy of the property, including but not limited to slips, falls, weather conditions, water-related activities, and use of amenities.
No Guarantees
Mechanical systems, amenities, internet, pools, elevators, and utilities are not guaranteed. No refunds or rate adjustments will be issued for service interruptions.
Conduct & Use
Guests must maintain a quiet environment and comply with all rules. Disruptive behavior may result in eviction without refund.
Furnishings may not be moved or altered. Damage beyond normal wear will be charged.
Additional Policies
- Construction: Nearby construction does not warrant refunds.
- Grilling: Grills are prohibited on balconies and decks.
- Pets: Unauthorized pets result in forfeiture of rent and fines.
- Smoking/Vaping: Strictly prohibited; violations incur fines and damages.
- Fireworks & Firearms: Prohibited.
- Owner Closets: Unauthorized access will result in charges.
- Lost Items: Return requests incur a $35 handling fee plus shipping.
Legal Acknowledgment
By accepting ALBVR’s Rental Agreement and Terms & Conditions, you enter into a legally binding contract, confirm that you are an adult, and accept financial responsibility for all damages caused by you or your guests. Reservations made under false pretenses may result in immediate eviction without refund.
